Seedland launches the first OTA smart community

Guangzhou-based real estate developer Seedland Group released an innovative over-the-air, or OTA, smart community in Beijing on Tuesday, that revolutionizes the way in which residential communities can be run.

The system uses OTA, a new cloud-based download technology, to provide services, deliver updates and information to community members, creating greater convenience and offering a wider range of services.

Seedland's Smart Life System 2.0, acts as a "super brain" and allows communities to realize true interconnection, said Xu Zhenbin, president of Seedland Technology Center.

Residents in communities that use this new management system can receive a range of notification related to their daily lives, from travel updates to safety and healthcare.

The Smart Life System 2.0 uses artificial intelligence to analyze community data so that the system itself can evolve to better suit the needs of community members.

The SLS 2.0 comes after years' of development. In 2018, the group first put forward the layout of the SLS. In September 2019, the initial version of SLS took shape and was released by the group.

"OTA smart community is a model that provides the interconnection of everything, and is capable of realizing automated perception and intelligent management in different scenarios as well as provide collaborative services," Xu said.

"It will keep on evolving in terms of software, hardware, algorithms and service quality."

With a fully connection of the electronic devices in office building or residential community, the system can be continuously integrated with more devices, such as home-use robots, logistics robots and unmanned vehicles and drones.

Besides more than 200 solutions OTA community can already provide, it will keep on updating data and tailored services for people's individual needs, Xu said.

It also has a wide range of connection capabilities, realizing full connection of various equipment at home, in communities and supporting facilities, covering 57 kinds of equipment in public areas, residential and commercial buildings.

With inclusive compatibility, it supports the access of equipment made by different manufacturers.

"Communities are a complex world composed of all kinds of complex equipment and systems. They have different brands, different data formats, and they are not compatible with each other in traditional communities," Xu said.

"We have done a lot of standardization work, trying to make them all speak the same language and realize the dialogue between things.

"We have also led the compilation of the first smart community information model standard, to promote the development of the industry," Xu said. When residents drive into the community, the electronic entrance guard will recognize the vehicles and then preset devices at their homes via remote control, so the indoor lighting, curtains, air conditioning, water heater and kitchen will all be working before entering the home.

Meanwhile, if there are packages to be delivered, the electronic guard will inform the logistics robots to pick them up from intelligent lockers and send them to residents' doors.

Zhao Yuhui, chief user officer at Seedland, said those scenarios are an example of only part of the group's OTA smart community services.

Thanks to the SLS community brain and OTA's self-upgrading ability, the service mode of Seedland has also embraced fundamental changes.

Based on SLS, Seedland has built up an intelligent operation center for community management, which helps community managers improve their operation efficiency.

Compared with traditional property management, Seedland OTA smart community can quickly respond to residents' feedback, provide maintenance services on living facilities and customize supporting services, which makes it an intimate partner to residents.

"First, it should be more proactive. The community brain can know more about users' preferences and provide active support for users' concerns. They think ahead of users and work ahead of users," said Zhao.

"And it's prompt. The perception of the model is in real time, which gives it a fast response speed.

"The management service is customized. The needs of users are complex, but with the help of the community brain, we can deeply understand the needs of our users and provide customized services to meet thousands of users' needs," Zhao added.

The model is also empowered with a high-level security and safeguard service.

The real-time monitoring function can recognize potential dangers existing in daily life ahead of time, so as to provide the elderly, children and other special groups with enough protection.

As a prominent breakthrough in what Seedland calls the domestic human settlement industry, the OTA intelligent community will continuously upgrade and evolve.

At present, Seedland has integrated its SLS 2.0 in nine projects across the country, and promises to make it cover all Seedland's properties in the future, with the ambition to build up a borderless and interconnected community with digital tools.
